Is Gutter Cleaning Tax Deductible?
The short answer
On a rental property, the ATO's guidance points to yes. It lists “cleaning something that is otherwise in good working condition” as maintenance, and you claim maintenance in the income year you incur it. On the home you live in, it's a personal cost. A registered tax agent can tell you how it applies to you.

Can I Claim Gutter Cleaning on a Rental Property?
Going by the ATO's pages, a gutter clean on a rental reads as maintenance. The ATO says maintenance is “work to prevent deterioration or fix existing deterioration”. Its examples include “oiling, brushing or cleaning something that is otherwise in good working condition”. It says: “You can claim a deduction for maintenance expenses in the income year you incur them.”
Rather hand the job over? You can book a gutter clean for the rental with us, on its own, with no gutter guard needed. We clean across Brisbane, the Sunshine Coast and the Gold Coast, and quotes are free.
The ATO's page on repair and maintenance expenses (opens in a new tab) describes these as costs to “keep your property in a tenantable condition”. When we clean, we take the leaves, twigs and sludge out and get the water running to the downpipes again.
Who books and pays for the clean is a separate question. Our guide to who cleans the gutters on a Queensland rental covers what the RTA says about tenants and owners.
We read the ATO's pages on 29 October 2026. The repairs page was last updated on 22 May 2026. Rules change, so check again before you lodge.

Can I Claim Gutter Cleaning on My Own Home?
Generally not, going by the ATO's rental pages. Its page on how to claim rental expenses (opens in a new tab) puts “personal expenses, including expenses arising from your personal use of the property” in the group you can't claim. The home you live in is personal use. So a clean there is a cost you carry yourself.
Own a holiday home you rent out now and then? The ATO says: “If your property is your holiday home, you can't claim deductions for ownership and use of the property unless it is used (or held for use) mainly to produce rental income.”
Rent out part of your home, or live in the rental for part of the year? Then the ATO says expenses “need to be apportioned on a fair and reasonable basis if your rental property is used for more than one purpose during the income year”. That's a sum to do with your tax agent.

Repairs, Maintenance or Capital Works: What's the Difference?
Repairs and maintenance are claimed in the income year you incur them. Capital works, and depreciating assets that cost more than $300, are claimed over several years. The ATO says a repair fixes something “worn out, damaged or broken while renting out the property”. Maintenance stops wear or fixes it. Replacing a whole structure, or adding a new one, is capital works. A brand-new appliance or blind is a depreciating asset.
Gutters get their own mention. In the ATO's list of repairs you can claim straight away is “replacing part of the gutter”.
Replacing the whole thing is different. The ATO's quick reference (opens in a new tab) puts “Replacing an entire fence” under capital works. It doesn't give a gutter example for that row, so ask your tax agent where a full gutter replacement sits.
The table below follows the ATO's quick reference to rental upkeep, with the ATO's own examples. We've reworded the first column and shortened one example. The last column is ours. It's drawn from the ATO's pages on how to claim rental expenses and on capital expenses.

Is Gutter Guard Tax Deductible on a Rental?
The ATO pages we read don't name gutter guard. They do say how the ATO sorts new work. An improvement is anything that “makes part of the property better, more valuable, more desirable or changes the character of the item”. And capital expenses are “claimed over several years, rather than being deducted in the year they are incurred.”
The ATO's capital expenses page (opens in a new tab) adds a general line: “An asset that is fixed to, or otherwise part of, a building or structural improvement, will generally be a construction expense and can only be claimed as capital works.” Whether that's how gutter guard is treated on your rental is a question for your tax agent.
As for the guard itself, ours is aluminium mesh. Every install includes the gutter clean for free, and it's backed by a written 10-year no blocked gutter guarantee. There's more on our page about gutter guard for homes. And our guide on whether guard is worth it covers when a yearly clean is the better buy.

What If the Gutters Were Damaged Before I Bought the Place?
Then fixing them may not be a deduction this year. The ATO says “Initial repairs to rectify damage, defects or deterioration that existed at the time of purchasing a property can't be claimed as an immediate deduction.” That holds even if you didn't know about the damage when you bought.
For a building, the ATO says initial repairs “can generally be claimed as a capital works deduction over 40 years.” Initial repairs to depreciating assets, it adds, “can't be claimed as a deduction”.
Damage that happens while you're renting is treated differently. The ATO says repairs “must relate directly to wear and tear or other damage that occurred while you were renting out the property.”

What Should I Keep for the Claim?
Keep the invoice, and make sure it spells out the work. The ATO says “If you hire a builder or other professionals to carry out these works, we recommend you ask for an itemised invoice to help work out your claim.” That matters most when one job mixes repairs with improvements.
Check the ABN too. The ATO says that when you hire a contractor for your rental, “you will need to check they have an Australian business number (ABN).” If they don't give you one, “you may have to withhold 47% from the payment you make to them” and send it to the ATO. It also warns: “You may not be able to claim deductions for these expenses if you don't withhold when you were required to.”
Keep a note of the date of each clean as well. The ATO ties maintenance to the income year you incur it, so the date matters.

Who Should I Ask About My Own Return?
A registered tax agent. The Tax Practitioners Board (opens in a new tab) says that if you want someone to prepare your tax return or give you tax advice, “you should ensure they are registered with the Tax Practitioners Board (TPB).” You can look up any agent on the TPB Register before you book them.
You can also ask the ATO. Its pages say that if you're unsure how the information applies to you, contact the ATO or get professional advice.
This page is general information only. We clean gutters and fit gutter guard. Tax isn't our trade. What we can do is the clean itself, and you'll have the price before we start.

What deductions can you claim on a rental property?
The ATO sorts rental expenses into three groups. Some you claim in the same income year you incur them, like council rates, repairs and maintenance, and depreciating assets costing $300 or less. Some you claim over several years, like capital works, borrowing expenses and depreciating assets costing more than $300. Personal expenses you can't claim at all.
Can I claim house cleaning on my tax?
Generally not for the home you live in, going by the ATO's rental pages. They put personal expenses in the group you can't claim. A rental is different. The ATO lists cleaning something that's otherwise in good working condition as maintenance, and you claim maintenance in the income year you incur it.
Can I claim gutter cleaning if I do the job myself?
Only the materials, going by the ATO. If you do your own repairs or maintenance, the ATO says you can't claim the value of your own labour. You can claim the cost of any materials you buy for the work. For a gutter clean, that's not much, and the climb is still yours.
Can I claim gutter cleaning while the rental is empty?
It can still count if the place is up for rent. The ATO says the property must remain “available for rent on commercial terms, even if there is a short period where the property is unoccupied”. If you've decided not to rent it out, the ATO says you're no longer holding it to earn rent. Check with your tax agent.
