Does Gutter Guard Add Value to Your Home When You Sell?
The short answer
We couldn't find a single Australian figure for how much gutter guard adds to a sale price, so we won't make one up. What it can show a buyer is gutters that aren't full of leaves. If you're selling, keep the written guarantees handy, and ask us whether they pass to the new owner.

Does Gutter Guard Increase Property Value?
There's no reliable number for it. We looked for an Australian study, valuer or government page that puts a dollar or percentage figure on gutter guard, and we didn't find one. Most of the pages that come up when you search this are written by people who sell gutter guard. That includes us, so we'd rather be straight with you.
If you see a percentage online, ask where it came from. A local agent or a licensed valuer is the right person to ask what your home might sell for. We fit gutter guard. We don't value houses.
So think of it as upkeep. It's designed to stop leaves and debris getting in while water keeps flowing to the downpipes. That's the job it does. Whether a buyer pays more for it is up to the buyer.

What Does a Buyer's Building Inspector Check?
The buyer's inspector looks for obvious defects, and the roof and drainage are on the list. The Queensland Building and Construction Commission (opens in a new tab) (QBCC) says a pre-purchase building inspection could include a “faulty roof”, a “leaking ceiling”, “mould problems”, “lack of waterproofing” and “drainage issues”.
Full gutters are worth sorting before anyone climbs up. When water can't get to the downpipe, it spills over the edge. On some homes it runs back behind the gutter instead. A clear gutter gives that water somewhere to go.
QBCC also says the inspection “is not a warranty against future defects.” If a buyer is worried about the roof, QBCC says to think about “a more detailed report from the appropriate expert”. And only a licensed residential building inspector can do the inspection itself, so that's who the buyer books. It isn't a job for us.
About to list and the gutters are full? A clean is the quick fix. Our gutter cleaning service gets the leaves and sludge out before the photos and the open home.

Will a Buyer Notice Gutter Guard?
They might not. From the ground, it's easier to see a gutter that needs work: leaves poking over the edge, or plants growing out of it. If plants are growing up there, it's past due for a clean.
If a buyer asks, tell them what it is. Ours is aluminium mesh, fitted over the existing gutters. Then hand over the paperwork from the install. A guarantee in writing is something a buyer can read for themselves, instead of taking your word for it.

Does the Gutter Guard Guarantee Pass to the New Owner?
It depends on the written terms, so ask us before you list. Our site doesn't say either way, and we won't guess here. Call us with the address and the install date, and ask for the answer in writing. That way you can show a buyer exactly what they're getting.
Every install we do comes with four written guarantees: a 25-year full system guarantee, a 20-year workmanship guarantee, a 10-year no blocked gutter guarantee and a 10-year coating guarantee against fading. You'll find what each one covers on our guarantees page.
Keep the paperwork with your other house papers, so it's easy to find when a buyer asks. Bought a home that already had our gutter guard on it? Same thing. Give us a call with the address.

Should You Fit Gutter Guard Just Before You Sell?
Usually not, if the sale is only weeks away. A clean gets the gutters clear for the inspection and the photos. Gutter guard makes more sense when you'll live there a while, under trees that drop leaves all year, and you're tired of booking a clean every time the gutters fill. You get the use out of it.
Still want it fitted before you sell? Every install starts with a free gutter clean, so the mesh goes onto clear gutters. The table below sums up what we'd suggest.

What to Do Before You List, Case by Case
| Your situation | What we'd suggest |
|---|---|
| Selling in the next few weeks, gutters full | A gutter clean before the inspection and the photos |
| Staying a few more years, with trees nearby | Gutter guard, quoted on site, so you get the use of it |
| Near bushland, selling or staying | Keep the gutters clear of leaf litter, and ask about non-combustible aluminium mesh |
| Not sure what your roof needs | A free on-site quote, fixed in writing |

Buying or Selling Near Bushland? Check the Gutters
Clear gutters count for more on a bushland edge. The Queensland Government's bushfire advice (opens in a new tab) says to “Keep gutters clear of leaf litter” before bushfire season. Once a fire has passed, it says to check for spot fires or embers “in roof lines and gutters”. Buying in a street like that? Look up at the gutters.
Our gutter guard is aluminium, which is non-combustible. AS 3959 is the Australian Standard for building in bushfire-prone areas. If gutter and valley guards are fitted, it asks that they're non-combustible, and our mesh meets that. There's more on our ember guard page.
We fit gutter guard across Brisbane, the Sunshine Coast and the Gold Coast. We've been family-owned for over 25 years, and the quote is free and done on site.

Is gutter guard worth it if you're staying put?
It can be, if you live under trees that drop leaves all year and you're tired of booking a clean. It's designed to stop leaves and debris getting in while water keeps flowing to the downpipes. Our guide on whether gutter guards are worth it goes through who they suit and the downsides, so you can decide for your own roof.
Will gutter guard stop my gutters overflowing in a storm?
It keeps leaves out, so the gutter's clear when the rain comes. But no guard can make a gutter carry more water than it was built for. When rain comes off the roof faster than the gutter and downpipes can take it, any gutter overflows, guard or not. Our heavy rain guide explains what to look for.
How much do gutter guards or leaf guards cost?
Every house is different, so we price each one on site. Leaf guard is just another name for gutter guard, so it's priced the same way. The main things that move it are how many metres of gutter you have, how many storeys, how easy the roof is to reach, which mesh suits your trees and how complex the roof is. The quote is free and fixed in writing.
